CONTRACT SIGNING: At the conclusion of the Auction, the winning bidder will receive an email confirming his or winning bid status. In this or a subsequent email the Winning Bidder will receive a link to sign all documents electronically. The Contract will be submitted to the Seller for confirmation.

FINANCING: Financing is not a contingency of sale. Be sure to have all financing arranged prior to bidding. Your earnest money is NON-REFUNDABLE.

DEPOSIT: An earnest deposit in the amount of $2,000 will be required within 24 hours of contract acceptance. Accepted methods of payment are bank wire, personal / business check or cashier's check made payable to Security 1st Title.

BUYER'S PREMIUM: A 10% buyer's premium ($2,000 Minimum) will be added to the final bid. If you bid $10,000, the total sale price will be $12,000.

POSSESSION Closing will take place no more than 30 days from date of auction. The Seller will convey good and marketable title at closing. Title Insurance and Escrow closing costs will be shared equally between Seller and Buyer. Any costs associated with a loan will be paid by the Buyer.

REAL ESTATE TAXES: Real Estate taxes shall be prorated to date of possession.

TERMS: The property is being sold “AS IS, WHERE IS” without warranty or guarantee of any kind. Each potential buyer is encouraged to perform his/her own independent inspections, investigations, inquiries and due diligence concerning the described property.

DYNAMIC CLOSING: The closing time of an asset is automatically extended an additional 3 minutes whenever a bid is placed within the last 3 minutes of the asset's closing time.

The auctioneer reserves the right to add or remove items form the auction; split or combine lots; add minimum bids or reserve prices; cancel, suspend, extend or reschedule an individual item or auction event. The auctioneer reserves the right to make changes to the auction closing times or inspection or removal times
